One of Ohio City's most ambitious adaptive reuse projects is taking shape at West 25th Street and Columbus Avenue, where the $51.6 million Carriage Co. development is transforming the historic former Rauch & Lang Carriage Company buildings into a modern mixed-use complex. The project will deliver 129 apartments, 8,000 square feet of commercial office space, 5,000 square feet of ground-floor retail and restaurant space, and 122 structured parking spaces. The development preserves and incorporates the original 1870s-era carriage factory buildings, which are among the oldest surviving commercial structures in Ohio City. Construction permit applications were filed in December 2024, and work has progressed steadily since. The project is expected to reach completion by the end of 2026. The Carriage Co. sits at a pivotal location in Ohio City, near the West Side Market and along one of the neighborhood's most trafficked commercial corridors. The ground-floor retail spaces are expected to attract restaurant and specialty retail tenants that complement the neighborhood's existing mix of independent shops and dining establishments. The apartment units will include a range of studio, one-bedroom, and two-bedroom layouts. Amenity spaces within the development are planned to include fitness facilities, common areas, and outdoor gathering spaces. The project reflects continued developer confidence in Ohio City, which has emerged as one of Cleveland's most active real estate markets over the past decade. The neighborhood has absorbed significant new residential inventory while maintaining strong occupancy rates and rental growth.
